Owner Representation & Development
Through development and construction, NMBR is the owner’s presence in every room where the project is decided: protecting the business plan while the building rises around it.

Who protects owner intent when every discipline pulls its own way?

Substitute the specified guestroom floor for a lower-cost alternative
Available now, quicker to lay, holds the programme.
Reads differently in the light; the detail at the threshold changes.
Cleaning regime and brand standard both change with the surface.
A visible saving in the capital budget this quarter.
Every one of them is right within their own frame. NMBR asks the question none of them own: what does this cost across the years the asset is held, and who carries it?
Excellent specialists optimize their own dimension. Someone has to hold the whole.
NMBR Decision no. 01 · A substitution
NMBR sits on one side of the table only: the owner’s.
Development is where good intentions meet contractors, budgets and time. Every week produces decisions that look technical and are actually commercial: a substitution here, a redesign there, each one moving cost, schedule or future revenue. An owner who is not professionally represented pays for that gap, usually without ever seeing the invoice.
Having led hotel developments from excavation to opening night, we know which battles matter, which compromises are safe and which "small" changes will be paid for every day for twenty years. We represent the owner’s interest with the authority of someone who has built and operated the result.
What this work covers
- Owner representation in planning, execution and site meetings
- Budget and change-order control with operational context
- Contractor and consultant coordination on the owner’s side
- Schedule protection toward opening
- Decision support with full lifecycle consequences
FF&E & Procurement Strategy
Furniture, fixtures and equipment decide how a hotel feels on day one and what it costs to run on day three thousand. We specify and procure both of those days at once.
Operator Selection & Management Agreements
The management agreement you sign shapes twenty years of cash flow and your exit value. We run operator selection and negotiate the agreement from the owner’s side of the table.
