Feasibility & Business Planning
Before a hotel is drawn, it is decided. We test what the land, the rights and the market can actually carry, and build the business plan an owner can take to a board or a bank.

What can this asset economically become?
| 01 | Land & rights | What may be built here, and what may not. The ceiling of every later decision. |
|---|---|---|
| 02 | Program | What mix of keys, dining, wellness and event space the site can actually carry. |
| 03 | Market | The rate and occupancy story a lender will believe: built from evidence, not hope. |
| 04 | Cost | What it takes to build and to open, including everything that hides after the hard costs. |
| 05 | The business plan | One document where the numbers, the drawings and the operation tell the same story. |
Before a hotel is drawn, it is decided.
A feasibility study is not a formality on the way to financing. It is the first, cheapest chance to change the outcome of a project: the room count, the positioning, the operating model and the exit logic are all still free to move. We treat it that way.
NMBR builds feasibility from the operator’s floor upward, not from a template downward. Market data matters, but the numbers only become credible when someone has staffed a breakfast service, negotiated a management fee and lived through a ramp-up. That experience is what separates a bankable plan from an optimistic PDF.
What this work covers
- Highest and best use of land and building rights
- Market and demand analysis with owner-side assumptions
- Concept, positioning and room-mix definition
- Full operating pro-forma: revenue, payroll, GOP, CAPEX reserve
- Financing-ready business plan and sensitivity cases
The result is a document the whole orchestra plays from: developer, architect, bank and future operator reading the same score.
Hotel Programming
The hotel program is where business plan becomes building: every square meter assigned a job, every flow walked in advance, every operational consequence priced before it is poured in concrete.
Planning & Design Intelligence
We sit beside your architects and designers through planning, translating between the language of design and the language of operations, so the building that gets approved is the building that performs.
